Four towers stand on a podium that holds four levels of parking, so every home begins above the cars and opens onto a landscaped deck with a 59,364 sq.ft clubhouse at its centre. This page carries what the developer’s drawings actually print: areas, floor counts, unit schedule and loading.

Parking is pushed into two basements and four podium levels rather than spread across the ground, so the whole of the ground plane is given to landscape, the pool deck and the clubhouse. The existing site levels were kept in order to limit excavation.

Prestige Clairemont splits its 928 homes unevenly across four towers: Towers 01 and 04 rise 38 floors above ground and hold 334 homes each, while Towers 02 and 03 stop at 33 floors and hold 130 homes each.
The two pairs are different buildings in more than height. Towers 01 and 04 are the wider, denser pair, and they carry the 3 BHK stock, including the compact 1A, 1B and 1C plans. Towers 02 and 03 carry only four flats per floor and hold every 4 BHK in the project, along with the study-and-maid plans. Their floor-to-floor height is also greater, at 3,450 mm against 3,050 mm in the taller pair, which is why 33 floors reach almost the same overall height as 38.

Prestige Clairemont offers thirteen unit types, all 3 BHK or 4 BHK, from 1,989 sq.ft saleable with 1,229 sq.ft carpet, up to 4,056 sq.ft saleable with 2,517 sq.ft carpet.
The gap between those two columns is the number to hold on to. The project’s own area statement prints total loading on carpet area of 60.73%. That is not hidden and it is not unusual for a podium-parked high-rise with a clubhouse this size, but it does mean the rate you are quoted is applied to a number roughly sixty per cent larger than the floor you will live on. Compare homes here against homes elsewhere on carpet area, not on saleable.

The Prestige Clairemont master plan places the four towers around the edges of the 7.56-acre site with the clubhouse, pool and party lawn held in the middle, and the sports courts and jogging track along the northern boundary.
Entry and exit are from the 36 m wide road on the western edge, through roundabouts at both ends of the frontage. Towers 01 and 04 sit at the two ends, closest to that road; Towers 02 and 03 sit in the middle of the site, set back from it. Both end towers carry a terrace at the 14th floor with a pavilion and pergola above at the 15th.

The typical floor plates at Prestige Clairemont show ten homes per floor in Towers 01 and 04 and four homes per floor in Towers 02 and 03, which is the clearest single difference between the two pairs of buildings.
Ten flats to a floor served by two lift cores is a normal density for this segment in west Hyderabad, and it is worth walking the corridor of a completed Prestige tower before deciding whether it suits you. The four-per-floor plates in Towers 02 and 03 are a genuinely different product: each home takes a full corner.


These plates are reproduced at the resolution of the developer’s presentation, at which the room labels and dimensions are not legible. Ask us for the dimensioned unit plans and the sanctioned unit schedule for the specific flat you are considering.
Refuge floors sit at the 14th, 24th and 34th in Towers 01 and 04, and at the 12th, 21st and 30th in Towers 02 and 03. If you are shown a flat immediately above or below one of those levels, go and look at it before you agree the floor.

Renders show intent, not delivery. The drop-off zones are drawn with a double-height lobby and a treated driveway surface, and the podium is drawn as a continuous green deck. Ask to see the actual finished lobby and podium at a handed-over Prestige project in Hyderabad before you read any of these as a specification.








Prestige Clairemont sits on 7.56 acres off the Nehru Outer Ring Road at Kokapet, Hyderabad, with a 36 m wide road along its western edge; the developer’s location plan prints 34 minutes to Rajiv Gandhi International Airport and 23 minutes to Raidurg metro station.
Those are the developer’s own drive times and they are not qualified by time of day. Treat them as a best case and drive the route yourself at the hour you would actually commute. The location plan also marks Osman Sagar to the south of the site, which is worth knowing: the site sits at the western end of the Kokapet corridor rather than in the middle of it.

Read that list twice before you read it as a benefit. Every one of those rooms is staffed, cleaned, lit and insured out of the monthly maintenance bill, as are the pool, the kids pool, the tennis court, the jogging track, the two terrace gardens and six levels of parking. Ask for the maintenance rate per square foot per month, in writing, and ask what the corpus contribution is at handover.

The architect’s stated intent is worth quoting against what you are shown on site: every unit to have two or more external faces, cross ventilation to all habitable spaces, a clear separation of public and semi-public zones, and the clubhouse placed centrally as a community anchor. Ask which consultants are appointed for structure, MEP and landscape, and ask to see the structural design basis report. Then walk a Prestige project in Hyderabad that was handed over three or more years ago and look at how the podium, the lobby and the common areas have aged.

Less than the saleable figure, and the brochure is unusually candid about it. Prestige Clairemont's own area statement prints total loading on carpet area of 60.73%: common area adds 38.34%, balcony and utility 14.11%, and external walls 8.28%. In practice a 1,989 sq.ft type 1A carries 1,229 sq.ft of carpet, and a 4,056 sq.ft type 4C carries 2,517 sq.ft. Compare homes on carpet area, and get the carpet figure written into the agreement of sale.
Rates are not carried in this design brochure. Ask us for the current rate per square foot at Prestige Clairemont in writing, along with the floor-rise schedule, the car parking charge, the clubhouse and corpus contribution, and the maintenance rate per square foot per month. Ask which of those are one-time and which recur, and ask for the total outflow on the specific unit you are considering rather than a headline rate, because the loading above is applied to it.
The handover date is not carried in this brochure. Ask for the committed completion date recorded against RERA registration P02400005677 for Prestige Clairemont, and have that date written into the agreement of sale rather than agreed in conversation. Ask separately for the current construction status tower by tower, because Towers 01 and 04 rise to 38 floors while Towers 02 and 03 stop at 33, and the two pairs will not complete together.
Prestige Clairemont is advertised under Telangana RERA registration P02400005677. That number is not printed anywhere in the brochure this page was compiled from. It was taken from published listings that agree with one another, and direct confirmation against the Telangana registry is still outstanding at the time of writing. Search the number yourself at rera.telangana.gov.in, and check the registered promoter name, the sanctioned unit schedule and the committed completion date against anything you are told.
It does, and it is worth knowing before you compare plans. The floor plan legend in the Prestige Clairemont deck labels types 4A, 4B, 4C and 4D as 4B3T+M, meaning four bedrooms and three toilets with a maid's room. The area statement in the same deck labels the identical types 4B4T+M, and the drawn 4A plate shows four toilets plus a maid's toilet. Ask for the sanctioned unit schedule, which settles the toilet count for the flat you are buying.
All four 4 BHK types at Prestige Clairemont are restricted to the 3rd to 33rd floors. Type 4A and type 4D are in Tower 03, types 4B and 4C are in Tower 02, and each of the four types has 31 homes. The 3 BHK types are available on all floors of their towers. If you want a 4 BHK high in the building, note that Towers 02 and 03 are the 33-floor pair, so the 33rd is the top.
Prestige Clairemont parks its cars in two basement levels and four podium levels above grade, which is why every home starts above the podium and opens onto the landscaped deck. The brochure prints 3,55,121 sq.ft of basement parking and 5,18,904 sq.ft of podium parking, totalling 8,74,025 sq.ft. The plans show valet bays as well as regular bays and two-wheeler parking. Ask in writing how many bays are allotted to your unit type and whether any are valet-operated.
The Prestige Clairemont clubhouse is 59,364 sq.ft and runs two basements plus four podium levels plus ground plus three floors. They matter if you are choosing a floor. In Towers 01 and 04, Prestige Clairemont places refuge areas at the 14th, 24th and 34th floors, with a terrace at the 14th and a pavilion with pergola above it at the 15th. In Towers 02 and 03 the refuge floors are the 12th, 21st and 30th. A flat immediately above or below a refuge level has a different outlook and a different neighbour from the typical floor; go and stand in the one you are offered.

Portals carrying this project variously print 366 homes, 39 floors, a maximum of 4,060 sq.ft, and three different handover dates. None of that appears above.
Registration number. Telangana RERA registration P02400005677 is not printed anywhere in the source document. It was taken from published listings that agree with one another; one outlying listing prints a different number, which we discarded. Direct confirmation against the Telangana registry at rera.telangana.gov.in was still outstanding when this page was reviewed. Telangana requires the registration number on advertising material, so it is published here, and you should verify it yourself against the registry before acting on it.
Which locality this page files it under. The brochure names Kokapet on its cover, in its design statement and in the footer of every page, so this page files Prestige Clairemont under Kokapet. The same document prints site coordinates that sit toward the western end of that corridor and marks Osman Sagar to the south, and several listings file the project under the Neopolis layout instead. Ask for the survey number and the plot reference on the sanctioned plan.
Contradiction in the source. The floor plan legend labels types 4A to 4D as 4B3T+M while the area statement in the same document labels them 4B4T+M, and the drawn 4A plate shows four toilets plus a maid’s toilet. Both are reproduced above rather than resolved here; the sanctioned unit schedule settles it.
What we could not recover. The floor plates in this document are reproduced at a resolution at which room labels and dimensions are not legible, so no dimensioned plan is published here. Ask us for the dimensioned unit plan for the type you are considering.
