Lansum Elena Residences, Kokapet: 3 and 4 BHK homes in two 55-floor towers

Lansum Elena Residences is built on the Golden Mile at Kokapet, Hyderabad, beside Kokapet Lake and about two minutes from ORR Exit 1. The brochure places the financial district five minutes away, international schools and hotels ten minutes away, and Rajiv Gandhi International Airport twenty-five minutes away. The back cover of the same brochure carries a Jubilee Hills address, which is the developer's office rather than the site; the location map inside the deck is what places the project at Kokapet.

Lansum Elena Residences is a Lansum Enpoint development, a joint venture between the Lansum Group and Enpoint Realty. Lansum Properties was founded in 2012 by Mr. Umesh Kunapareddy and the brochure records more than five million square feet built across twenty-plus projects, sixty-five-plus acres developed and twelve-plus million square feet under development. Enpoint Realty was established by the team behind an award-winning luxury maternity hospital chain.

Lansum Elena Residences carries Telangana RERA registration P02400007478, printed on the credits page of the developer's brochure. Ask the sales team to show you the registration page on the Telangana RERA portal on their screen before you pay a booking amount, and check the sanctioned plan, the approved unit schedule and the committed completion date recorded against that number rather than relying on any marketing document, including this page.

The brochure prints 540 homes on its highlights page. Its specification page separately prints two towers, 55 floors in each tower and 5 apartments per floor. Those two printed statements do not reconcile, and we publish both rather than calculating a total of our own. Ask for the sanctioned unit schedule filed under RERA P02400007478, which is the document that settles how many apartments Elena is actually approved to sell.

Lansum Elena Residences is a 3 and 4 BHK development. The brochure prints one 3 BHK at 2,640 sft, appearing as the north-facing unit in both towers, and four 4 BHK plates at 3,260, 3,465, 3,755 and 3,775 sft. Each floor carries five apartments, so every floor holds one 3 BHK and four 4 BHK homes, with east and west facing units on either side of the central core.

The plates in the Elena brochure print areas simply as Sft, without naming a basis. No RERA carpet area, built-up area or saleable area appears anywhere in the deck. Ask the sales team for the RERA carpet area of the specific unit you are considering, in writing, alongside the saleable area you are being charged on, and compare the two before you agree a rate per square foot.

Rates are not carried in the Elena brochure. Ask us for the current rate per square foot on the specific tower, floor and facing you want, together with floor rise, car park, corpus, club charges, GST and registration, itemised in writing. A quoted all-in figure is easier to compare across Kokapet projects than a headline rate, because the add-ons differ substantially between developers on this corridor.

A handover date is not printed in the Elena brochure. Ask for the completion date recorded against RERA registration P02400007478 and have that date written into your agreement of sale rather than agreed in conversation. For a 55-floor tower, also ask for the current structural status floor by floor, since the difference between a sanctioned date and a realistic one is usually visible on site.

Lansum Elena Residences prints a 50,000 sft clubhouse. The brochure lists a gym with cardio and strength equipment, a group workout studio, a pilates studio, indoor squash and badminton courts, table tennis, a games room with pool and air hockey, banquet and party halls, guest rooms, a library with attached co-working space, a media creation studio, a music room, a recording studio and a temperature-controlled pool on the 7th floor.

The two towers of Lansum Elena Residences are joined by four connecting bridges, each given a use rather than left as a passageway. The brochure names The Playful Pause for toddlers on the 15th floor, Intergenerational Connection for students and seniors on the 24th, Go Girls on the 42nd with gallery, fitness, work and childcare space, and Spice Bridge on the 51st with a brew and leaf lounge and a no-flame flavour studio.

No. The Elena specification states plainly that no counter or sink is provided, for compatibility with modular kitchen equipment. What you get is provision: points for a water purifier, sink and dishwasher, electrical sockets for a cooking range and appliances, exhaust and chimney provision, and a piped gas connection with meter and leak detector. Budget for the platform, sink, cabinetry and appliances as a separate cost before you commit.

The Elena brochure asterisks several items as provision for the designated space only, meaning the space is built and the equipment is not. That list includes the jacuzzi at Starlight Spa, the karaoke room, the no-flame flavour studio on Spice Bridge, the in-house supermarket and cafeteria, the ATM, car wash and drivers' lounge, the doctor's room and first-aid station, and the community farmer's market and pop-up shop spaces.

A maintenance figure is not printed in the Elena brochure, so ask for the per-square-foot rate and what it includes, in writing. The cost drivers are visible in the specification: a 50,000 sft clubhouse, a rooftop pool and a 7th-floor pool, sixteen lifts across the two towers, four basement levels, 100% DG backup billed on a dual meter, a sewage treatment plant and four amenity sky bridges.

At Lansum Elena Residences, Tower B Unit 4 is printed at 3,775 sft and Tower B Unit 5 at 3,755 sft, and the two plates print an identical room schedule down to the inch, differing only in the maid room and its toilet. Twenty square feet separate them on printed area. Ask which sanctioned areas apply to both units, and what you are being charged for on each, before choosing between them.
