Cinq by Raghava is a five-tower residential development on 7.19 acres at Road No. 2, Financial District, Nanakramguda, Hyderabad 500032. The brochure records 61 floors and four apartments on each floor, in a single 4 BHK configuration sized between 3,575 and 3,644 square feet. It is registered with Telangana RERA as P02400009341 and carries building permit BPO/100/2024. Amazon Development Centre is recorded at 0.30 km and Google at 0.60 km.

Cinq by Raghava carries Telangana RERA registration P02400009341, printed on the back cover of the developer brochure and published identically on the developer's own website. The building permit number is BPO/100/2024. Quote the registration when you enquire, and ask the sales team to show you the registered project page on the Telangana RERA portal so that the sanctioned plan, the approved unit count and the committed completion date come from the registry rather than from marketing material.

Cinq by Raghava is a single-configuration project. Every home in the master plan and on all three floor-plate sheets is a 4 BHK, and the sizes run from 3,575 to 3,644 square feet. Towers 1 and 4 hold units of 3,620, 3,630, 3,589 and 3,644 square feet, Tower 2 holds 3,586, 3,589, 3,592 and 3,620, and Towers 3 and 5 hold 3,586, 3,584, 3,579 and 3,575. There is no smaller option.

Four. Cinq by Raghava states four apartments per floor across 61 floors, and each floor plate shows units A and B facing east with units C and D facing west around a central core. For a tower of this height that is a genuinely low count per floor, which is much of what buyers are paying for at this size. Ask how many passenger lifts serve each tower in the sanctioned plan, since the specification commits only to high-speed lifts plus one service lift per tower.

The Cinq by Raghava brochure labels every unit in square feet without saying whether the figure is saleable or carpet, and its own disclaimer records that dimensions are measured finish to finish excluding construction tolerances and that actual area may vary. Ask Raghava for the RERA carpet area recorded against registration P02400009341 for the exact unit and tower you are considering, get the carpet, balcony and common-area split in writing, and compare that figure rather than the square-foot label.

The developer brochure for Cinq by Raghava carries no rate card, so any number you see quoted online is a portal's estimate rather than the developer's. Ask for the current rate per square foot in writing, along with the floor-rise schedule, the preferred-location charge, car parking, clubhouse and corpus contributions, and the applicable GST and registration charges, so that you are comparing an all-in cost rather than a headline rate. The Cinq by Raghava specification commits to a separate municipal tap along with bore well water, a provision for fixing a water RO system, a provision for a chimney, and a washing machine or dishwasher provision in the utility. The counter platform, the cabinetry, the sink, the hob, the chimney itself and the appliances are not part of the specification. Budget for a full modular kitchen as a separate line, and ask for the handover photographs of a completed kitchen before you sign.

On prepaid meters throughout. The Cinq by Raghava specification records a dual-source prepaid energy meter for DG and EB power, prepaid gas meters on the piped supply, water meters on both the treated and the municipal points, and a building management system for electrical, gas and water consumption with centralised billing. Ask what the association charges per unit of DG power, how the prepaid top-up works, and what happens to supply if a meter runs to zero while you are away.

Cinq by Raghava places amenities on several levels. The stilt is car-free and carries tennis, basketball, a skating rink, a fitness haven, a rock climbing wall, walkways, a creche, a banquet hall and a pet garden. Each tower has its own private lounge, and The Oasis carries a pool, jacuzzi, walking track, viewing deck and a children's play cluster. The sky level adds pickle ball, a yoga deck and rooftop seating. The clubhouse runs from ground to level five plus a terrace.

The Cinq by Raghava clubhouse stacks over seven levels. Ground holds reception, a cafe, a pre-function and banquet hall, a creche and a convenience store. Level one adds co-working space, a mini theater, board rooms and a huddle room. Level two holds badminton, indoor games, a squash court and a VR room. Level three holds five guest rooms, level four a sports bar, bowling alley and gym, level five gym HIIT, jacuzzi, salon and spa, and the terrace an infinity pool.

The specification for Cinq by Raghava records a dedicated three car parking space, with parking signage, a dedicated car washing space and EV charging provision as per norms. Car access is limited to the basement, which is what keeps the stilt level car-free. Ask for the parking allotment to be named in your agreement of sale with the level and the bay numbers, and ask whether any of the three is a stack or a tandem bay rather than an independent one.

Ask Raghava for the maintenance rate per square foot at Cinq by Raghava, the corpus contribution, and who runs the facility in the first years, all in writing before you book. The amenity set is a large one to run: five guest rooms, a bowling alley, a squash court, a VR room, an infinity pool, a salon, a spa, a sewage treatment plant, a water treatment plant and 100 per cent DG backup all reach the monthly bill eventually.
