DSR Infinity, Kondapur: five towers on 11 acres at Madinaguda

DSR Infrastructure Pvt. Ltd. Madinaguda village, Narne Estate Road, beside Vessella Woods. 2, 3 and 4 BHK from 1,450 to 3,033 sq.ft saleable at a tentative ₹9,199 per sq.ft. Pre-launch; RERA registration awaited.

DSR Infinity Kondapur is the project the market spent the first half of 2026 calling “DSR One” and “the DSR 11-acre Kondapur project”. It is real, it is large, and it is further along in approvals than most pre-launches in the western corridor: a height NOC from the Airports Authority of India and an environmental-clearance file are both on the public record. The RERA registration, the brochure, the price sheet and the launch date are the next documents due, and the design has been refined once between the filing and the drawings. This page sets out what can be checked today, tracks what is still to come, and says how to register so that you are first in line when bookings open.

DSR Infinity is a pre-launch high-rise community by DSR Infrastructure Pvt. Ltd. on 44,545 sq m — 11.0 acres — at Survey Nos. 43, 44, 50, 51 and 51/A of Madinaguda village, Serilingampally, the stretch of Narne Estate Road that the market calls Kondapur, adjoining the Vessella Woods villa community. The drawing set DSR issued on 11 July 2026 shows five towers of 38 to 49 floors — A Space and E Air at 49, B Earth and D Water at 44, C Fire at 38 — around a clubhouse, with five typologies from a 1,450 sq.ft Unit A drawn as both 2 BHK and 3 BHK to a 3,033 sq.ft 4 BHK, all areas saleable and tentative. The tentative base rate issued to channel partners on 26 September 2026 is ₹9,199 per sq.ft, which puts base prices at roughly ₹1.33 to ₹2.79 crore before any charge or tax. On public record are a tree-felling permission of 19 December 2025, an AAI height NOC of 23 December 2025 and environmental-clearance Terms of Reference of 26 February 2026, the last of these for an earlier design of six towers of 4 basements + ground + 38 floors with 2,304 homes. Not on record: the building permission, the Telangana RERA registration, a brochure, a price sheet, a launch date or a possession date.

How we are paid, and what this page is. HydRealtyPro is a channel partner registered with Telangana RERA as A01100004197. If DSR Infinity launches and you buy through us, the developer pays us a commission and you pay nothing. We also maintain the project's dedicated site, dsrinfinity-kondapur.com, which carries the full drawing set, the price page and the document register; this page is our review and tracker, and it links there rather than repeating it.

Every figure on this page comes from one of five documents — the developer's unit-plan drawing set (11 July 2026), its site plan, the channel-partner rate note (26 September 2026), the AAI height NOC (23 December 2025) and the environmental-clearance file at Telangana SEAC (Terms of Reference 26 February 2026) — or is marked as our own arithmetic. Portal listings and forum posts are quoted only to explain where a circulating figure came from.

Our read

DSR Infinity is the pre-launch in Kondapur we would register for first: the land, the approvals chain and the plans are further along than any comparable launch in the belt, and the documents still to come — the registration, the cost sheet, the carpet areas and the brochure — are the ones that will turn early interest into a booking.

For it

  • Land on record. 11.0 acres at Madinaguda in the developer's own environmental-clearance filing — a scale most Kondapur launches do not have.
  • Two slow approvals already done. The AAI height NOC (December 2025) and the environmental-clearance Terms of Reference (February 2026) are the approvals that usually arrive after a launch, not before it.
  • A settled neighbourhood. Vessella Woods villas on one boundary, Madinaguda 0.42 km, Chandanagar station 0.77 km, NH 65 0.95 km — roads and services exist today.
  • An entry size. Unit A at 1,450 sq.ft, drawn as 2 or 3 BHK, puts a base price near ₹1.33 crore — rare in towers of this height.
  • Plans you can read now. Fourteen unit plans with room dimensions published pre-launch, which most Hyderabad pre-launches withhold until booking.

What to confirm as it arrives

  • The RERA certificate. Bookings open once it is issued; until then register your interest and treat every figure here as tentative, as the developer marks it.
  • The sanctioned plan. The filing described six towers of G+38 with 2,304 homes; the July drawings refine that to five towers of 38 to 49 floors and add a 4 BHK. The building permission will fix the final tower and unit count.
  • Access and the road. The entry is from Narne Estate Road, which the developer's drawing shows as a 100 ft road and the filing's traffic study records as two-lane today; ask about the widening timeline and the second access point, if any.
  • Carpet areas, charges and the amenity list. The rate is on saleable area and the clubhouse programme is still to be published; ask for the carpet-to-saleable ratio and the full cost sheet with the price sheet.
  • The brochure. A buyer who visited DSR's sales office in September describes a brochure and plans there; we will send the issued copy to everyone registered the day it is released.

Which approvals does DSR Infinity have?

Three approvals are already on public record for DSR Infinity — the tree permission, the AAI height NOC and the environmental-clearance Terms of Reference — which is further than most Kondapur pre-launches get before opening; the building permission and the RERA registration are the two still to come, and this table changes the day either appears.

Why the filed design and the drawings differ. The environmental-clearance application of February 2026 was made for six towers of 4 basements + ground + 38 floors, 119.95 m tall, with 2,304 homes (456 2 BHK and 1,848 3 BHK) and a 4-basement + ground + 6-floor clubhouse. The drawing set of July 2026 refines that to five towers of 38 to 49 floors and adds a 4 BHK. The AAI NOC permits a top elevation of 792.48 m above sea level on a site at 578.12 m, so the taller towers have ample headroom. The building permission and the RERA registration will confirm the final design.

How many towers, and which floor plans?

The July 2026 drawing set gives DSR Infinity Kondapur five towers in a line — A Space 49 floors, B Earth 44, C Fire 38, D Water 44 and E Air 49, with 9 or 10 passenger lifts plus one in each — and five typologies from 1,450 to 3,033 sq.ft saleable, every one drawn east- and west-facing and two of them also north-facing.

DSR Infinity: the five typologies in the drawing set of 11 July 2026 (saleable sq.ft, tentative)
TypeDrawn asSaleable sq.ftFacings drawnWashrooms
Unit A2 BHK with closet, or 3 BHK1,450north · east · west2
Unit B3 BHK1,766 east · 1,799 westeast · west3
Unit C3 BHK with family living2,187 · 2,196 northnorth · east · west3
Unit D3 BHK with plus room (the portals' 3.5 BHK)2,567east · west4
Unit E4 BHK3,033east · west4

The letter matters more than the bedroom count. Unit A is drawn as both a 2 BHK with a closet and a 3 BHK on the same 1,450 sq.ft — which is why portals list a “2.5 BHK” — and Unit D is a 3 BHK with an entertainment room and four washrooms, which the same portals call 3.5 BHK. Counting the typical floors on the site plan — 11 homes in Tower A, 10 in B, 8 in C, 10 in D and 10 in E — and multiplying by the floor counts gives roughly 2,200 homes if every floor repeats the typical floor. That is our arithmetic on a pre-launch drawing, not a developer figure. The fourteen DSR Infinity floor plans themselves, with room dimensions for every facing, are on the project site's floor-plans page.

What is the DSR Infinity price?

The only DSR Infinity Kondapur price figure from the developer is a tentative base rate of ₹9,199 per sq.ft of saleable area, issued to channel partners on 26 September 2026; no price sheet, charge structure, payment plan or EOI terms have been issued.

Base price by typology at ₹9,199 per sq.ft — our arithmetic, before every charge and tax
TypeSaleable sq.ftBase price
Unit A, 2 or 3 BHK1,450≈ ₹1.33 crore
Unit B, 3 BHK1,766 / 1,799≈ ₹1.62 / 1.65 crore
Unit C, 3 BHK + family living2,187 / 2,196≈ ₹2.01 / 2.02 crore
Unit D, 3 BHK + plus room2,567≈ ₹2.36 crore
Unit E, 4 BHK3,033≈ ₹2.79 crore

On a Hyderabad cost sheet the base rate is where the price starts. Floor rise on towers of 44 and 49 floors, preferential location charges for facing and corners, car parking, clubhouse, infrastructure, corpus and advance maintenance each come as a separate line, then GST, stamp duty and registration. None has been priced. The ₹1.45 to 3.04 crore “all-in” range on portal listings is not from any DSR document, and the ₹7,800-style EOI rates quoted for other DSR launches do not apply here. The worked explanation of each charge is on the project site's price page; we will send the dated cost sheet the day the developer issues one.

DSR One, DSR Kondapur, W by DSR

DSR Infinity is the project buyer forums called “DSR One” and “the DSR 11-acre Kondapur project” before the name was announced; it is not W by DSR, which is a separate, earlier DSR scheme in Kondapur with its own registration.

The figures that circulated in early 2026 — 11 acres, six towers of G+38, about 2,000 flats — are the environmental-clearance application, reported from the preliminary-approval stage. They were accurate for that filing and are superseded by the five-tower drawing set. The 70,000 sq.ft clubhouse and the December 2031 possession on portal listings are not in any DSR document we hold; a listing that gives “11.2 acres, 38 to 50 floors and lake views” differs from the filing and the drawings on all three. When a broker says “DSR Kondapur”, ask which project — and ask for the survey numbers: 43, 44, 50, 51 and 51/A of Madinaguda are DSR Infinity.

How does DSR Infinity compare with Raghava Halo?

Set beside Raghava Halo, the other Kondapur high-rise we cover, DSR Infinity is twice the land, two more towers, a wider format range from 2 BHK to 4 BHK, and the only one of the two with a published rate; Raghava Halo is the one already registered, and DSR Infinity's registration is awaited.

The comparison a buyer should make is per-sq.ft all-in from each developer's cost sheet, which neither has issued, and each developer's delivery record on the RERA portal, which Raghava's registration lets you check today and DSR's will once issued. We will put the two cost sheets side by side the day both exist.

Where is DSR Infinity — Kondapur or Madinaguda?

The plot sits on Narne Estate Road in Madinaguda village with Vessella Woods along one long boundary; by the developer's own filing it is 0.42 km from Madinaguda, 0.77 km from Chandanagar railway station and 0.95 km from NH 65, and by our straight-line measurement roughly 5 km from Gachibowli and 6 km from HITEC City.

Distances in the environmental-clearance filing
  • Madinaguda 0.42 km north; Chandanagar railway station 0.77 km west-north-west; NH 65 (the Mumbai highway) 0.95 km north
  • Madinaguda Cheruvu 0.34 km north-west; Gopi Cheruvu 0.69 km south-west
  • Begumpet airport 14.41 km; Rajiv Gandhi International Airport 28.80 km
  • Narne Estate Road along the south boundary, with the site entry from it; the developer's drawing labels the entry road a 100 ft road, and the filing's traffic study records it as two-lane today

Kondapur sits between HITEC City, Gachibowli and the Outer Ring Road, which is why it holds rental demand from the IT corridor, and this plot is on its north-western edge, closer to Chandanagar and Miyapur than to Kondapur's own junction. That is a settled, lower-rise neighbourhood rather than a raw one — Vessella Woods next door is an established villa community in the same revenue village — and the frontage road is the thing to watch: the developer's drawing shows it as a 100 ft road while the filing's traffic study records it as two-lane today, so the widening timeline is a fair question for the sales office. The pin, the survey polygon and the measured distance table are on the project site's location page.

What to collect before you book

Six documents will arrive between now and the launch, and together they are what a booking at DSR Infinity should rest on; register now and collect each as it is issued.

  1. The RERA certificate. Bookings open on registration; when the number is on rera.telangana.gov.in, check the promoter name and the survey numbers on it against this page.
  2. The sanctioned plans. The building permission confirms the tower count and the unit schedule; ask for the permit number and the floor-wise schedule for your tower.
  3. Carpet areas. The drawings give saleable only. Get the RERA carpet area for your unit and the carpet-to-saleable ratio before comparing with Raghava Halo or anything else.
  4. The full cost sheet. Floor rise per floor, PLC, parking, clubhouse, corpus and maintenance, dated and signed, not a base rate.
  5. The completion date. The one the developer files with RERA, with the delay-compensation clause, rather than a portal estimate.
  6. The brochure and amenity list. Ask for the issued copy so that the amenity programme you are promised is on paper.

Questions we are asked about DSR Infinity

The questions below are the ones buyers ask us about DSR Infinity most often, answered from the filings and the drawing set and, where those are silent, with the document to ask the promoter for instead.

Is DSR Infinity RERA approved?

Registration is awaited. As of 13 October 2026 the Telangana RERA number for DSR Infinity has not been published — the project is not on the TG RERA map layer and the public trackers still show an August stage without a certificate — so bookings have not opened. What is on record is earlier in the chain: an Airports Authority of India height NOC dated 23 December 2025 and an environmental-clearance file at Telangana SEAC with Terms of Reference granted on 26 February 2026. One tracker lists a RERA stage in August 2026; the certificate will be added here the day it is public, and bookings open with it.

What is the DSR Infinity price?

A tentative base rate of ₹9,199 per sq.ft of saleable area, issued to channel partners on 26 September 2026 — roughly ₹1.33 crore for the 1,450 sq.ft Unit A and ₹2.79 crore for the 3,033 sq.ft 4 BHK, by our arithmetic, before floor rise, PLC, parking, clubhouse, GST, stamp duty and registration, none of which has been priced. Portal figures of ₹1.45 to 3.04 crore all-in are not from any DSR document.

Where exactly is DSR Infinity — Kondapur or Madinaguda?

Both are right. The plot is Survey Nos. 43, 44, 50, 51 and 51/A of Madinaguda village, Serilingampally mandal, on Narne Estate Road, which the market calls Kondapur; Vessella Woods next door is sold as Kondapur too. The developer's filing puts Chandanagar railway station 0.77 km away and NH 65 0.95 km north.

How many towers and homes does DSR Infinity have?

Two answers exist. The environmental-clearance application of February 2026 describes six towers of 4 basements + ground + 38 floors with 2,304 homes. The drawing set DSR issued in July 2026 shows five towers of 38 to 49 floors; counting its typical floors gives roughly 2,200 homes. The sanctioned plans and the RERA registration will fix the final figure.

Is DSR Infinity the same as DSR One or W by DSR?

DSR One, yes, as far as we can tell: it was the forum name for this plot before DSR announced the project. W by DSR, no: that is a separate, earlier DSR project in Kondapur with its own registration. If a broker says DSR Kondapur, ask which of the two they mean.

What approvals does DSR Infinity have?

Three on public record, all in the name of DSR Infrastructure Pvt. Ltd.: a tree-felling permission of 19 December 2025, the AAI height NOC of 23 December 2025 (valid to December 2033, permitting a top elevation of 792.48 m on a site at 578.12 m), and the environmental-clearance Terms of Reference of 26 February 2026 with the EIA presented. Not on record: the building permission and the RERA registration.

When will DSR Infinity launch, and when is possession?

Neither date has been announced. The launch will follow RERA registration; the possession date will be the completion date the developer commits to in that registration. The December 2031 on portal listings is not from DSR. The payment plan, EOI terms and allocation process do not exist yet either.

Can I book DSR Infinity now?

Bookings open when the RERA registration is issued; until then the developer takes expressions of interest, and the figures in circulation are tentative. Registering now puts you first in line for allocation: you receive the drawing set and the rate note today, and the certificate, the sanctioned unit schedule, the carpet areas and the full cost sheet the day they are issued — the documents a booking should rest on.

How we verified this page

Every figure on this page for DSR Infinity is taken from a developer document or a public filing and dated to it; where a widely quoted figure has no document behind it, the page says so instead of repeating it.

The developer's documents. The unit-plan drawing set of 11 July 2026 (fourteen plans, A to E), the site plan, and the rate and size note issued to channel partners on 26 September 2026. All are marked tentative by the developer and are reproduced on the project site.

The public filings. The Airports Authority of India height NOC HYDE/SOUTH/B/111425/2191662 of 23 December 2025, and the environmental-clearance file SIA/TG/INFRA2/568571/2026 at Telangana SEAC on the MoEFCC Parivesh portal — the application of 10 February 2026, the Terms of Reference of 26 February 2026 and the EIA appraisal presentation. Both name M/s DSR Infrastructure Pvt. Ltd. as applicant and give the survey numbers, the plot area and the filed design. We read the 213-page public bundle in full; the environmental-clearance order itself and the fire NOC are not in it, so both are recorded as listed by a tracker, not seen.

What we did not use. Listing portals, other brokers' pages and forum threads are not sources here. Where one of their figures is widely repeated — DSR One, 2.5 and 3.5 BHK, a 70,000 sq.ft clubhouse, December 2031, 11.2 acres, lake views — it is mentioned once, attributed and marked unconfirmed. A buyer's forum post of 12 September 2026 describing a sales-office visit is cited only for the fact that a brochure exists there.

Our own arithmetic. Base prices (area × rate), the five-tower unit count (typical floors × floor counts), and straight-line distances to Gachibowli and HITEC City from the filing's coordinates. Each is labelled as ours where it appears.

Corrections. When a document shows this page to be wrong, we correct it, date the correction here and change the reviewed date above. The project site's updates page carries the full dated timeline and changelog.
