Generally people used to visit any flat for buying on weekends because they have offices on weekdays. It is advised to visit a flat on weekdays for booking. Reasons are as follows.

1. On weekdays less number of buyers so rush is less. Brokers can easily explain about property details. Even sometimes you buy that property because too much rush is there and you think that it should be very good project due to too much rush but it can also happen that fake customers are there to give a look that demand is very high. You can never know what is happening. Salesman also gets tired on weekend to tell same information to customers. They cannot answer all your questions.

2. You can analyze traffic conditions on the roads in morning or evening connecting to that property because on weekends generally traffic is less. You can check builder claims like just 15 min or 30 min drive from a centre of city.

3. Before going to buy flat, first contact to salesperson in advance on whtsapp or on Email for brochure and price list. Do a research on youtube, social media about that project or contact any advisor for getting details of that project. If you already analyze the brochure and layout details you can ask your doubts to salesman otherwise salesman explain you about brochure and you just node your head and come back to your home. Try to visit more than one builder projects in same area so that you can do comparative analysis of multiple projects and decide accordingly.

4. Whenever you are going in search of property in any project, take your wife with you so that she can also understand what is coming in your budget and later she will not say that she don’t like project. You also don’t need to go again with her two times and she can also help in deciding for choosing project because it will be decision of a family. If you take your wife, brokers also think that you are genuinely interested in property.

5. When you have decided to buy among two or three projects and you can buy one of them, go with your cheque book and whenever you talk to salesman open the chequebook and write name of builder. If salesman sees the chequebook with signature he thinks that you are serious buyer and he can be give you best deal or at least you can know the the final rate for negotiation.

6. Try to visit in month ending or quarter ending or year ending to visit big projects because salesperson have their targets so you can get a good deal. One more thing in last that brochures, layout plan, price list, payment plan, builder profile, information from social media, RERA Website and physical visit is sufficient for purchasing any flat. If after getting this information even you are not able to decide then you will always be confused and roaming here and there and not able to buy property.
